How the yield is calculated

Gross rental yield is calculated as: (Annual Rent ÷ Purchase Price) × 100. Rental data comes from the ONS Private Rental Market Statistics, and purchase prices from HM Land Registry Price Paid Data.

The 🔥 Accelerating badge indicates areas where price growth is accelerating – meaning the rate of increase in the second half of the measurement period is at least 30% greater than the first half. This uses linear regression analysis on monthly average prices.
