How is stamp duty calculated?

Stamp Duty Land Tax (SDLT) is a tax paid when buying property or land in England and Northern Ireland above a certain price threshold. The tax is calculated on a tiered basis, similar to income tax.

Standard rates (2025–26)

  • Up to £250,000 – 0%
  • £250,001 to £925,000 – 5%
  • £925,001 to £1,500,000 – 10%
  • Over £1,500,000 – 12%

First-time buyer relief

First-time buyers pay no stamp duty on the first £425,000 of properties costing up to £625,000. Properties over £625,000 are taxed at standard rates.
