Non-material amendment to PA/2025/0484 for Variation of condition 2 (approved drawings) and removal of condition 15 (rear external staircase) of planning permission PA/2023/0128 for the "Redevelopment of site with new factory premises and two commercial units" to allow for minor revisions to the external appearance and finished ground levels to allow changes to the layout of the solar PV on the roof of the factory unit.

T2 - Oak - Sever Ivy and remove minor deadwood, T3 - Oak - Removal of major deadwood and T4 - Ash - Sever Ivy , to aid future annual inspections due to ash dieback.

Demolition of existing general storage, warehousing and workshop and replacement with new buildings for E(g) Uses which can be carried out in a residential area without detriment to its amenity, and Storage and Distribution (Class B8) use with associated parking.

Cut back from guttering of 28 Dove Close & 24 Chaffinch drive leaving a 2m clearance from guttering of both houses. T3 Oak. Remove major deadwood. Cut south facing limb 2m leaving finished length 8m. Excessive shading on 24 Chaffinch Drive. T4 Oak. Remove major deadwood. Reduce height by 2m leaving finished height 20m. Cut back sides all orientations by 2m leaving finished length 12m. Excessive shading and hanging over gardens of 25 Dove Close and 25 Chaffinch Drive
